Why industrial buildings suit rooftop solar
Warehouses and industrial buildings can provide substantial roof area and sustained daytime electricity demand. Where those two conditions coincide, a rooftop system can replace a meaningful amount of imported electricity without requiring land elsewhere.
Neither condition should be assumed. Rooflights, plant, access routes, structural limits and roof condition reduce usable area. The existing electrical installation and connection point also need examination. Most importantly, a large roof on a building with little daytime demand produces surplus that must be exported at a lower value or curtailed. The roof creates the opportunity; the consumption pattern determines its commercial value.
Roof area is not the design basis
Calculating how many panels fit establishes a possible maximum, not the correct system size. Perimeter zones, rooflights, smoke vents, existing plant, maintenance access, walkways, fire routes and shading all reduce the usable area.
Capacity should then be tested against actual interval consumption. Beyond the point at which daytime demand is met, additional generation is exported or curtailed rather than replacing imported electricity. A larger system may still be justified, but the return on that additional capacity should be calculated separately. Industrial consumption profiles
The assessment needs the shape of the load through the day and across the week. Continuous production, refrigeration, compressed air and process cooling can support strong daytime self-consumption. Shift patterns alter the proportion of total demand covered, while weekend closures and seasonal shutdowns create periods in which generation may exceed demand.
Weekends fall within the P6 regulated tariff period, so weekend self-consumption generally displaces cheaper regulated electricity than weekday production. Committed electrification, such as fleet charging or additional process equipment, can be included with its expected timing and load. Aspirational changes should be modelled as a separate scenario. Roof and structural matters
Structural capacity, roof condition and remaining service life must be established before the final design. A site visit can identify visible concerns, but structural verification requires a qualified professional where it is needed. The proposal should state whether that verification is included and what happens if reinforcement or a reduced design is required.
Installing a long-life array on a roof approaching replacement can create avoidable removal and reinstatement costs. The assessment should therefore compare the roof programme with the expected life of the solar asset rather than treating them as separate decisions.
Older fibre-cement roofs may contain asbestos and can be fragile even where asbestos is absent. Suspected material requires specialist investigation before fixing work is designed. Commercial Solar Spain does not represent that the installation partner undertakes asbestos work.
Rooflights, extraction plant, condensers, walkways and fire access routes also affect the layout. The broader scope is covered in what a commercial solar feasibility study should include.
Electrical connection and cable routes
Large buildings can involve long cable routes between the array, inverters and main switchboard. The route, containment and any work required at the existing board are project costs and should not be left as an undefined allowance.
Available capacity and the intended treatment of surplus also influence the connection design. Where export is restricted, generation may need to be limited below site demand. The electrical position should be established from the available single-line information and a site survey rather than inferred from the building size.
Installing around an operating business
Industrial projects take place around employees, vehicles, deliveries and production. The proposal should explain access equipment, working areas, material storage and how roof access will be separated from normal operations.
Connection and commissioning may require an interruption to the electrical supply. Its likely duration and timing should be established before signing, particularly where production is continuous or stoppage carries a significant cost. Permitted working hours and any available maintenance window also belong in the programme.
Owners, landlords and tenants
Owner-occupiers have the simplest route because the building, electricity supply and investment sit with the same party. A tenant needs the landlord's consent and an agreed position on equipment ownership, roof responsibility, warranties and lease expiry. The remaining lease term must also support the investment.
For landlords, the electricity saving generally accrues to the occupier, so the commercial structure must be agreed before technical work begins. Multi-site enquiries can be reviewed together, although each building needs its own assessment because demand, roof condition and electrical connections differ.
Larger systems and the 100 kW threshold
Industrial roofs frequently support capacities above 100 kW, and that figure carries consequences in Spain.
Above 100 kW, simplified surplus compensation is no longer available, so surplus must be sold under producer and market arrangements or the installation must operate without export. Additional producer, market and administrative requirements may apply depending on the configuration chosen, and these carry both cost and time.

What to send with an industrial enquiry
The more of this that is available, the more useful the review:
- Business name and site location
- Building use and whether the property is owned or leased
- Approximate roof area
- Roof type and approximate age, if known
- Operating hours and shift pattern, including weekend working and any annual shutdown
- Annual electricity consumption or annual spend
- Recent electricity bills, and interval consumption data if you hold it
- CUPS reference for each supply point, optional
- Any known roof, structural or electrical concerns
- Whether production can be interrupted for installation, and when
The CUPS is the supply point reference on your electricity bill, beginning ES. It identifies the site and the distributor serving it. It does not by itself provide access to your consumption data, which requires your separate authorisation.
If something on the list is unavailable, say so. Bills and a description of the operation are enough to establish whether the project is worth assessing.
How the project runs
Enquiry and review. You send the site details. We review the enquiry against our installation partner's project criteria.
Partner identified. We tell you which company would deliver the project, and you decide whether to proceed. Nothing is passed on for technical assessment before that point.
Technical assessment and proposal. The installation partner surveys the site, models generation against your consumption, establishes the structural, electrical and regulatory position and issues a proposal.
Contract, delivery and commissioning. Entered into directly between you and the installation company, which handles construction, the applicable procedures, testing and handover.

Frequently asked questions
How much roof area is needed for a worthwhile system? There is no minimum, because the answer depends on consumption rather than area. A modest roof on a site with continuous daytime demand can produce a stronger result than a large roof on a building with little.
Our roof is fibre cement and we do not know whether it contains asbestos. Can we still enquire? Yes, but state this immediately. Suspected material requires specialist investigation before any mounting or fixing approach is considered. The installation partner's position on the project will depend on that finding.
Our roof may need replacing within ten years. Should we wait? The roof and solar programmes should be assessed together. It may be more economical to replace or refurbish the roof first than to pay for removal and reinstatement later.
Will installation stop production? Much of the rooftop work may be completed without stopping production, but connection and commissioning can require an interruption. The likely duration and timing should be agreed before signing.
We lease our unit. Is solar possible? Yes, with the landlord's consent and provided the remaining lease term supports the investment. Ownership of the equipment and the position at lease expiry need to be documented. Raise the lease position early.
Can we enquire about several industrial sites together? Yes. Send the basic details for each. Every building will still need its own technical assessment.
Does a bigger system always save more? Not necessarily. Extra capacity can increase surplus or curtailment rather than avoided imports. Ask for the return on the incremental capacity separately.
Is structural verification included? This must be confirmed in writing, together with what happens if verification identifies a shortfall. Reinforcement may be priced separately or excluded.
